Step 1 — Scope and estimate. We review the property with the facility manager or building owner, assess surfaces and conditions, and develop a scope of work that accounts for the operational constraints of the space. You get a detailed written estimate.
Step 2 — Project planning. Commercial projects require more planning than residential ones. We map out the staging sequence, confirm access windows with building management, identify any materials storage or crew access considerations, and communicate the timeline clearly before work starts.
Step 3 — Surface preparation. We mask every surface that isn't being painted — floors, fixtures, furniture, hardware. In commercial spaces, this often includes protecting equipment, display cases, and other permanent fixtures. Surfaces are cleaned, repaired where needed, and primed before topcoats go on.
Step 4 — Application. We work methodically and maintain quality control across large surfaces. Commercial painting often involves high ceilings, long hallways, and large open areas where consistency matters more than it does in a smaller residential room. We use commercial-grade products appropriate to the surface and the use conditions of the space.
Step 5 — Inspection and completion. We do a walkthrough with the facility contact before sign-off. All touch-ups are completed, masking and drop sheets removed, and the space left ready for normal operations.
